Bloom, the industrial investor and developer, has announced the start of its sixth project in central London for its £250m warehouse joint venture with Angelo Gordon. Pexhurst Services has been appointed as the fit-out and refurbishment contractor for the sustainable 36,885 sq ft refurbishment in Fulham, which secured planning consent earlier this year. Once complete, the Imperial Studios space will be developed into an ‘ultra-urban’ warehouse space named Bloom Fulham. The redevelopment will include solar panels, EV charging points and cycle provisions to encourage sustainable travel, aligning with Bloom’s core sustainability objective to reduce greenhouse gas emissions through construction and operational efficiency. The focuses of the refurbishment include raising the roof height, increasing the clear internal height of both the ground and first floors and an objective to target a BREEAM sustainability rating of ‘Very Good’ and an EPC rating of ’A+. Letting agents for Bloom Fulham are Gerald Eve and Montagu Evans.
This particular revival is part of the sixth project that Bloom has undertaken as part of its warehouse joint venture with Angelo Gordon in central London. The previous ventures include ground-up developments in Hackney, Brixton, Greenwich and Camberwell, as well as a refurbishment project in Park Royal. Chris Leonard, Development Director of Bloom, commented that this refurbishment project will offer “well-designed, sustainable, and efficient units in supply-constrained inner London sub-markets.” The complete project is slated for completion in Q2 2024.
In conclusion, Bloom’s sixth project with Angelo Gordon will be located in Fulham, where the Imperial Studios will be transformed into an environmentally friendly, ‘ultra-urban’ warehouse called Bloom Fulham. The project took on Pexhurst Services as the fit-out and refurbishment contractor, aiming to raise the roof height and achieve a BREEAM sustainability rating of ‘Very Good’ and an EPC rating of ‘A+’. Once turned into an ‘ultra-urban’ space, the Bloom Fulham drive includes EV charging points, solar panels, and cycle provisions to encourage sustainable travel. Completion of the project is expected by Q2 2024, and the letting agents are Gerald Eve and Montagu Evans.
