“Tungsten Properties has successfully secured occupiers and freehold sales for all seven of its trade counter units and one drive-thru at Tungsten Trade Park Brackley, Northamptonshire. The new occupiers, including Easy Bathrooms, Screwfix, Garage 59, DAR Group, Toolstation, Rapid Electrical, Rexel, and Costa Coffee, have all committed to the site. The trade units and drive-thru were sold directly as occupier freehold sales or to various private investors.
The project, initiated in Q3 2021 and completed in Q4 2022, marks Tungsten’s second joint venture with funder Euro Property Investments Limited. Managing Director Jeff Penman explained, “Despite challenges in the institutional investment market, we opted to sell the estate as separate properties, resulting in the project exceeding expectations.” This success has led to additional agreements between Tungsten and EPIL at sites in Milton Keynes and High Wycombe.
Associate Development Director Ashleigh Hayes noted, “Having all units occupied and sold showcases the strong demand for trade counters in Brackley. The diverse tenant lineup will benefit from each other’s presence, as evidenced by Costa Coffee already extending their lease.” Atlas Real Estate’s Andrew Franck-Steier added, “Tungsten Properties has delivered an outstanding scheme in Brackley, a town undergoing significant growth due to new housing developments and its strategic location near major roadways.”
The lettings to key occupiers and freehold investments have provided investors with stable long-term income. Commercial agents Carter Jonas and White Commercial oversaw the sales, with Atlas Real Estate providing investment advice.”
