Templegate Developments Limited, composed of Evans Property Group and Keyland Developments, has enlisted Savills to publicize Phase 2 of the Skelton Gate sustainable community in Leeds Aire Valley, which could result in the construction of around 400 new houses. Skelton Gate is a massive 170-acre former open-cast colliery site to the east of Junction 45 of the M1 with Phases 1 & 2 having permits for a maximum of 1,100 homes, a new school, public open space, a local center, and a food store, while Phase 3 has an application awaiting approval for 700 additional homes and infrastructure.
The £20M loan from the Home Building Fund loan supplied by Homes England is the basis for the infrastructure and earthworks delivery for all phases. This project will create more than 500 new building and operational jobs and contribute to the region’s housing goals, including the successful sale of the 27-acre Phase 1 in January 2022, which resulted in a combined 415 homes from Avant Homes and Evans Homes.
Phase 2, covering about 31 acres, will be fully serviced, and Hall Construction Services Limited is on schedule to finish key infrastructure and earthworks by mid-2024, allowing builders to begin house construction and sales delivery by the end of December 2024, subject to planning. Skelton Gate will follow sustainable development principles and provide a high-quality and well-designed residential and mixed-use community.
Skelton Gate is located off Pontefract Lane, only five miles southeast of Leeds City Center, and offers a range of doorstep amenities, including two Country Parks, Temple Newsom, the Aire & Calder Navigation, and the Temple Green 1,000 space park and ride, available 500m to the west.
