AIPUT, an investment fund focused on airport logistics property, has gained planning permission from the London Borough of Hounslow to build a new industrial warehouse at its 16-acre Radius Park campus at Heathrow Airport. The RP6 warehouse will offer 67,000 sq ft of high-quality space and will merge two existing buildings on the campus into a sustainable, flexible single warehouse building with Grade A first-floor offices. The EPC A+ energy sustainability performance rating will be achieved by incorporating roof-mounted photovoltaic panels and other Low and Zero Carbon technologies to reduce embodied and operational carbon. Large areas of sustainably sourced timber cladding will also be used. The warehouse is projected to achieve BREEAM ‘Excellent’ and EPC ‘A+’ ratings.
RP6 is part of AIPUT’s Pathway to Net Zero strategy, which aims to make the fund’s entire logistics real asset portfolio carbon neutral by 2040. The warehouse is situated at the corner of the Perimeter Road and enjoys both easy access to major highways and Heathrow Airport via Heathrow Maintenance Base. AIPUT aims to have the warehouse ready for tenant by Q4 2024.
Nick Ireland, AIPUT Fund Manager, stated: “Our new building has been designed to incorporate a range of environmental standards supporting AIPUT’s ambition to decarbonise the fund’s real estate portfolio by 2040.” AIPUT’s existing customers at its Radius Park campus include ASC Cargo, Brinks, Customs Clearance Limited, ECMS Global, and Gate Gourmet.
In conclusion, AIPUT’s RP6 warehouse is a significant investment that marks the enhancement of the Radius Park industrial campus, which is set to benefit from the delivery of a sustainable and energy-efficient warehouse building that offers high-quality space to meet the needs of its tenants.
